A Real Inspection, Not a Drive-By
Shingle Condition
Curling, cracking, granule loss, and wind damage across every slope β not just the side visible from the street.
Flashing & Penetrations
Chimneys, skylights, vents, and pipes. The areas where most roofs actually leak, checked seal by seal.
Deck & Underlayment
Soft spots, rot, and fastener issues that indicate structural problems before they become leaks.
Ventilation & Drainage
Ridge vents, intake soffits, gutters, and valleys β a roof that can't breathe or drain fails early.

Buying or Selling
Know the roof's real condition before you sign. Sellers avoid surprises at closing; buyers avoid surprise expenses.
After a Storm
Hail and high winds damage roofs in ways that aren't obvious from the ground. Get it documented before the claim window closes.
Every 3β5 Years
Routine maintenance catches small issues while they're cheap. A $100 inspection often prevents a $10,000 replacement.
Inspection FAQs
How much does a roof inspection cost?
Inspections are free with any estimate we write. If you want a standalone inspection with a full written report and no work afterward, ask about our inspection-only rate.
Do I need to be home?
Not necessarily β the roof work is done from above. But if you want to walk the findings together, we'll coordinate timing so you're there.
Can you inspect from a drone instead?
Some inspections use ground-level and drone imaging, but boots-on-roof is the only way to catch soft spots and lifted shingles. We do both when warranted.
Will the inspection obligate me to buy something?
No. If your roof is fine, we say so and leave. If work is needed, you get an estimate and a decision on your timeline β no pressure.
Found a problem during the inspection?
If it's isolated damage, roof repair covers the fix. If the roof is beyond repair, the replacement guide walks through what that involves β and a storm-caused problem may qualify for insurance through storm damage repair.
